Refinishing your wood floors brings them back to life, and understanding the process can help you prepare. A typical refinishing project takes 3 to 5 days and involves several key steps.
The Timeline
- Day 1: Sanding. The floor is stripped down to bare wood using heavy-duty sanders to remove the old finish and any imperfections.
- Day 2: Fine Sanding. The floor is sanded again with finer grits to achieve a perfectly smooth surface. The area is then meticulously cleaned to remove all dust.
- Day 3-5: Staining and Finishing. If you choose to change the color, a stain is applied first. Then, multiple coats of a protective finish are applied, with drying time in between each.
The floors can usually be walked on in socks after 24 hours, but avoid placing heavy furniture for at least 48-72 hours. The finish needs up to 30 days to fully cure, so it’s best to wait to place area rugs or allow heavy use until then.
Choosing Your Finish: Water vs. Oil
The type of finish you choose impacts both the look and the process.
- Oil-Based Polyurethane: This finish gives wood a traditional, warm amber glow that deepens over time. It is known for its durability but has a strong odor and a long drying time (8-12 hours per coat).
- Water-Based Polyurethane: This finish dries clear, preserving the natural color of the wood. It has a low odorand a much faster drying time (2-4 hours per coat), which shortens the project timeline. Modern water-based finishes are now very durable.
Your choice depends on your preference: Oil-based for a classic, rich look and water-based for a fast, low-odor process that keeps the wood’s natural color.
